With over 25 years of experience in real estate and management, our priority is to alleviate the potential risks for our clients, whilst growing the value of their assets.

A service to the property designed to take care of any minor maintenance works included in the management fee (T & C’s apply).
Tenant Selection

Landlord derived pre-determined selection criteria. To be used as the defining factor in the selection of the tenant.

At open inspections, a register of attendees will be kept for tenant selection purposes.

All potential tenants will have to complete a written application form, which will include a questionnaire of their suitability to the property.

A follow up interview with shortlisted potential tenants, to gauge the most appropriate tenant for the property.

Thorough reference checking, including previous property management companies, employers (current and previous) and accountants where applicable, will be made available for final decision making.
Rent paid on time
By offering different ways to pay rent, Open House Realty can tailor a payment method to the tenant and therefore create a system of no-fuss, easy payments. These include:
- Direct debit/ credit
- Credit Card
- Employer direct debit
- Rental Rewards by Property Pay
- Standardised procedures for dealing with rent arrears, to derive the best outcome for all parties.
Property well maintained
By setting pre-determined inspection dates, property condition is monitored closely.
Implementation of a system where minor infractions can be dealt with quickly and easily. This is a precursor to a formal warning, with the view to avoid the need for a formal warning.
Utilising our maintenance program enables small landlord obligations to be dealt with quickly and efficiently.
By providing an end-of-lease clean-up checklist to tenants 28 days before the end of the lease. Include timelines, trades, tradespersons and a helpline, to ensure the property can be re-tenanted as soon as possible.
Inspections conducted regularly
At the commencement of every lease, Open House Realty will set dates for every inspection.
The first inspection is 4 weeks after tenant possession and every 3 months thereafter.
Inspection checklists will be rigorously adhered to and action taken at the point of inspection to deal with whatever issues arise.
All maintenance performed on time and at a competitive rate
At Open House Realty maintenance must be dealt with as it occurs, either by our maintenance team within our maintenance program or from tradespersons and trade-specific installers. Open House Realty has a comprehensive list of maintenance providers which we have prior experience with. All maintenance providers must sign and comply with our tradesperson policy.
Good Communication
Throughout the management agreement communication will be via email. This allows effective communication whilst maximizing our time to work on your investment.
It is our priority to keep you informed every step of the way, without having to involve you in the small detail, just an assurance that the job is getting done and done well.
